Sanding floorboards (pine and oak) – Whether you require help with sanding your oak floor or such, made from pinewood, the job will be done skillfully.
Engineered wood floor sanding- Sanding engineered wood floorings may also pose a challenge to the avid DIY-er, due to the risk of damaging the top real wood veneer layer. The complete process of wood floor sanding explained

Protruding nails and loose or damaged floorboards will be first addressed. And if your hardwood floor happens to be beyond repair, you can always consider a new floor installation with the help of skilled floor fitters.
Gap filling – For an even smoother hardwood floor look, you can benefit from an expert gap filling service, designed to fill the gaps between floorboards with resin or specially cut slivers from reclaimed wood. This way, you’ll prevent dust build-up in the gaps, minimise draft and the loss of heat, as well as reduce creaking noises when you walk over your floor. Which of the two methods is used depends on how wide the gaps are.
Wood floor staining – Staining your freshly sanded wooden flooring is an optional step if you wish to change its colour and bring out the wood grain before refinishing the surface with, say, clear varnish. The good news is that our technician can test different shades of stain on a small area, so you can choose your favourite one more easily.
Wood floor finishing/refinishing – Your floor needs to be sealed in some way, after it has been sanded, to prevent scratches, marks and stains. A varnished or waxed floor is also easier to maintain and clean, as well as ensures that your investment serves you for longer. So, feel confident that by ordering a specialised sealing and varnishing, or floor waxing, polishing and oiling service, complemented by expert buffing, you’ll achieve the desired shiny or matte appearance of your hardwood flooring.

Benefits Of Wooden Flooring
The Resale Value of Your Home
Timber flooring can boost the resale value of your home if you are thinking about selling in the future. Today more and more people, especially younger adults, are turning towards wood flooring as opposed to carpet. Carpet is now seen as old-fashioned in comparison to the choices of timber flooring and installation. A timber floor can help to boost the resale value more than if you carpet your home.
Easier Maintenance
Timber flooring is generally a lot easier to maintain than carpet flooring. With carpet, you have to go around picking up large pieces of debris before vacuuming. Carpets also tend to get dirty easier. Lighter-coloured carpets will need a great deal more care than darker ones and timber floors. With a wooden floor, all you need to do is brush the floor to remove large debris and then occasionally mop the floor. Cleaning a timber floor is generally quicker, easier and more cost-effective. Timber flooring is also best in terms of removing spills, as a quick wipe-up is all that’s needed. With carpet, spillage tends to seep into the carpet and it can lead to stains.
Good for Asthmatics and Healthier All Round
Carpets tend to hold germs and it can be surprising what gets into the fibres of a carpet and remain there even after vacuuming. Dust, hair follicles, and skin follicles, along with pet hair and dust mites can be found on the carpet, along with trapped inside the fibres, no matter how many times you vacuum. Timber floors do not keep germs, fibres and pet hairs and the floor can be easily swept, mopped and disinfected. Timber flooring is essential for families who have asthmatics or for those who have small children who are crawling or just learning to walk.
Keeps Cooler In Summer
Timber floors are cooler during the summer months than carpets. Walking barefoot on a wooden floor in the summer helps to cool you down and can stop the room from holding heat. In the winter months, if the floor gets too cool rugs may lay down on top of the wood.
Wooden Flooring Lasts Longer Than Carpeting
Wooden flooring generally has a longer lifespan than carpeting. A carpet will usually come with a guarantee of no longer than 10 years and this is if you pay out for good quality carpeting. During its lifespan it is going to get old and worn, more so if you have children or pets. Wood flooring never gets old looking with the proper care and attention. Wood floors usually come with a guarantee of around 20 years or more, depending on the quality you choose.
Durable
Quality hardwood floors are extremely durable and can last decades if properly maintained. The most damage a hardwood floor can incur is scratches and dents. These can be fixed with sanding and refinishing, a process that can be completed multiple times – extending its lifespan significantly. Hardwood’s counterparts are limited in the number of times they can be repaired, and while after time they’ll begin to look worn – hardwood floors will retain their character and value for many years.
Cost Efficient
If you’re looking to make a great long-term investment, you can’t go past hardwood floors. Any realtor will confirm that the presence of hardwood floors immediately adds value to your property. While initially, timber flooring may be a dearer option, when you take into account its durability and lifespan, it is extremely cost efficient in comparison to other alternatives i.e. Carpets which need to be replaced every 7-10 years.
Allergy-Friendly
Unlike carpets, hardwood floors are not a breeding ground for mould, mildew or dust mites. Because they are so easy to clean, any residual dirt and residue are easily removed with minimal effort – making hardwood floors hypoallergenic and well-suited to people with allergies.
Health Benefits
In a study, it was found that being surrounded by wood could have positive effects on the body and brain. The study found that the presence of wood had both physiological and psychological benefits that mimicked the effect of spending time outside. The feelings of natural warmth and comfort that wood elicits in people have the effect of lowering blood pressure and heart rates, reducing stress and anxiety and increasing positive social interactions.
Hardwood Floors Are Easy To Clean
Not only will your hardwood flooring require little maintenance, but it will also be a breeze to clean! Unlike carpet, hard floors do not accumulate as much dirt and dust and they can be easily vacuumed, lightly mopped and spills quickly wiped up. It’s as easy as that!
Hardwood Floors Are Better For The Environment
Because they are a natural floor covering, hardwood is an eco-friendly choice. There are far fewer chemicals used in manufacturing and old floors will decompose in the landfill. Since hardwood doesn’t go out of style and is so durable, homeowners rarely replace their hardwood and that reduces the amount of waste as well.
Hardwood Floors Improve Air Quality
Those who suffer from allergies will find a big difference after installing hardwood floors as they minimize the accumulation of dust allergens. There are no fibres or grout seams that can trap dust, animal dander, dirt particles and other allergens that might affect your health.
Hardwood Floors Are Beautiful
Walk into the room and you’ll discover the warm and inviting ambience created by rich, classic hardwood flooring. Your floors will enhance the style of your furniture, décor and overall appearance of your home. The best part is that hardwood doesn’t go out of style.
Frequently Asked Questions
How long does it take to sand a floor?
This will depend on the size and the condition of the floor and whether it will need some repair work, too. On average, the flooring in a medium-sized room will take a day to be sanded to a fine finish. Sealing your floor with wax, oil or varnish will take another day, as this is done by hand. Of course, allow sufficient time for the floor to dry before using it again.
Is the wood floor sanding process noisy?
Regarding noise, yes, the machine can be rather noisy, especially at first, when a coarse-grit belt is used. With the door closed, however, the noise can be significantly reduced.
How messy is the floor sanding?
Our sanding machines have powerful dust extraction units that immediately remove loose particles while the floor is being sanded. Of course, a tiny amount of the dust manages to escape but we assure you that it is easy to clean.
What colour will the floor be after the sanding?
This will depend on the type of wood your floor is made of. For instance, the natural colour of maple and mahogany is darker than say, pinewood. But as you know, you can stain and varnish the surface afterwards to get the colour of your choice so that it matches the furniture or adds contrast to the whole room.
What if my wooden floor is too damaged to be sanded?
The flooring experts can easily spot if your floor is beyond repair. But in most cases, old wooden floors with some issues can be fixed and sanded to the surprise of their owner. Once the damaged old layers of varnish are removed, rusty nails are taken out and a broken floorboard or two – is replaced, you’ll be amazed how great the natural wood starts to look, ready to be stained or waxed.
If I want to decorate the room, should I do it before or after the floor sanding?
Well, either way, is possible, depending on the condition of your floor and walls. The experts advise that in any way, heavy prep work on your ceiling and walls (wallpaper removal, replastering) should be done before refinishing your floor. And if the latter needs aggressive sanding, first, paint the walls beforehand to avoid dust ending up on the walls. You can easily place a drop sheet to avoid paint splashes going on your restored flooring.
How soon can you walk on hardwood floors after refinishing?
After the final coat of finish is applied, light to normal foot traffic may resume in 24 hours (lighter is better for the first few days). We recommend waiting 48 hours (if possible) before replacing furniture. Although the finish may appear dry, it will not be fully cured for 2 weeks, after which area rugs can be replaced on the floor and regular cleaning/maintenance can begin. Be sure to use felt pads under chairs or other furniture to prevent scratching.
Do I need to remove my furniture or appliances?
Furniture, appliances (in some cases but not always), window coverings and hanging pictures should be removed from the work area. It’s also recommended that shelving and mantles are cleared of breakables as vibrations from machinery or the putting up and taking down of plastic can snag on these items, causing them to fall and break. We do not remove furniture but can recommend movers and storage solutions to aid you in this process.
What if my hardwood is under carpeting? Will I have to remove the carpeting?
Customers should consider removing the carpet themselves but if not we can include this as part of the estimate. Our customers should be aware that floors that are covered at the time of the estimate may require additional work that may not have been apparent to our estimator.
Will I be able to stay in the house during the process?
There will be noise and vapours during the sanding and finishing process. Whether or not you can live in your house during refinishing depends on whether you will need to walk on the floors being sanded and whether or not you are sensitive to the odours from the finish. Even if you choose a water base finish, the first coat is typically an oil-based sealer which does have an odour. This also applies to stains which are oil-based. Generally, you should not walk on the floors during the sanding and coating process as it may adversely affect the finished product. It’s a good idea to have a contingency plan for living/sleeping elsewhere if the odours are causing discomfort. This may depend on where the bedrooms are situated on the floor. Refinishing is best done when you can plan to be away for a few days.
I have pets at home. Is hardwood flooring a good option for me?
If you have pets at home, hardwood floors are not a good option for you unless you can restrict the movements of your pet. Hardwood floors are most vulnerable to stains and scratches from the claws of pets. Also, animal urine may cause floors to stain. It is best to look for other options like laminates or vinyl for floors that are more scratch and stain resistant if you have pets at home.
Can engineered wood flooring be refinished after a few years of installation?
Yes. Engineered wood floors can be refinished. This process of sanding and finishing can be done twice or thrice for as long as the floor lasts. But it is recommended that you do so with help from professionals like Kairos Upholstery who can assess the damage and work upon it accordingly.
How do I remove scratches from my floor?
Removing scratches from floors can be a simple or daunting task depending entirely upon the type of scratches. If they are light and not too deep, you can get rid of them with the help of a touch-up kit available at most flooring stores after verifying the source of supply. Remember to test the contents of the kit in a small area to check for reactions before you use it. If the scratches are deeper and refuse to go away, you need to hire professional help to get them removed, who will evaluate the amount of damage done and accordingly recommend replacement or repairs.
Can you repair my existing hardwood floor?
Yes. We can repair your existing hardwood floor, but only after proper scrutiny and evaluation of the damage.
Which kind of floor is recommended for homes with asthmatics?
Hardwood floors are best for homes whose residents are asthmatics. Being a completely natural element, wood is eco-friendly and prevents the accumulation of dust mites in floor coverings. Bedding, curtains and upholsteries are other common places that become home to allergens that can be washed and laundered. But it is not possible to change or clean flooring as frequently, in which case hardwood or solid woods are the best.
What are the health benefits of hardwood flooring?
Hardwood floors have several health benefits that arise from the fact that wood is completely a natural substance. It has no side effects as there is nothing artificial about it. It is resistant to the collection of dust, pollen and other allergens allowing it to maintain pollution-free air at home.
Is it normal for wooden floors to change colours?
Wood is a natural substance and can be affected by environmental factors like sunlight, heat, rain, water, etc. If a certain part of the wooden flooring is more exposed to any of these factors than other areas, then it is quite possible for that area to either lighten or even darken in some cases depending on the type of wood.
How do I maintain my wooden flooring?
It is necessary to clean wood floors regularly and vacuuming is one of the best options. Try wrapping a soft cloth around the hose to prevent scratches on the floor. You can also choose to sweep.
Clean with floor cleaning kits once a month. – Make sure that you wipe spills as soon as possible. You can mop off the excess and then wipe the space clear with a soft damp cloth. Spills if allowed to remain can permeate into the lower levels making them more prone to damage.
Avoid exposure of your wooden floors to direct sunlight. – Avoid walking with high heels and dirty shoes on wooden floors.
What damages hardwood flooring?
Wooden flooring is extremely durable and easy to maintain. In addition to periodic cleaning, you have to ensure minimal scratches. You need to check your shoes for dirt, dust and grime that may dirty the floor.
Avoid spills and in case of any, you need to wipe them out in an instant.
You can use cleaning agents meant especially for wooden floors available with floor stores to keep your floor looking new. Avoid using any wax or polish that promises to impart an enviable shine to your floors. Also, make sure that you use genuine cleaning products on the floor. Also, avoid ammonia-based cleaners.
My floors squeak. Is this ok?
Squeaking floors are a result of the reaction of the subfloors and top flooring. This is common, especially for wooden floors that choose to respond to fluctuating levels of humidity leading the wood to expand or contract.
On what different surfaces can hardwood flooring be installed?
Advanced hardwood and engineered wooden flooring options can be fixed on concrete slabs but only after the concrete has been treated well and prepared for this kind of floor. The procedure involves various steps that start with sealing a plastic barrier with tapes on every side of the flooring. A moisture-resistant wood subfloor is built over this and then the final floor is installed. Underlayment is a very crucial factor. In case you are thinking of fixing a wooden floor on a vinyl one, then you have to make sure that the vinyl is well fixed as that serves as an underlayment. Whatever you opt for you must seek professional help and advice for the purpose.
I have recently installed wood flooring in my house and I have noticed cracks in some places. Is this ok?
Wood is a natural element and extreme temperatures lead to differences in its textures. In winter or when the weather is dry, wood has an inherent nature to dry because it loses its natural oils and causes cracks to appear. While in the summer months when there is natural moisture, the cracks will disappear of their own accord.
